These terms govern your use of the Silmu Aava website and the booking of our cottages and activities. By making an enquiry or a booking, you agree to them.

1. Who we are

2. Enquiries and bookings

At present, stays and activities are arranged by email enquiry, and cottages can also be booked through Airbnb and Lomarengas under those platforms' terms. Direct online booking is coming. A booking with us is binding only once we have confirmed it to you in writing.

3. Prices and payment

Prices are in euros and include Finnish VAT where applicable. When direct online payment launches, it will be handled by our payment provider Paytrail; your card details are processed by the payment provider and are not stored by us.

4. Cancellations and changes

The cancellation, deposit and refund terms that apply to your booking will be stated to you at the time of booking [cancellation policy to be finalised]. Bookings made through Airbnb or Lomarengas follow that platform's cancellation terms. Changes to dates or party size are subject to availability.

5. Your stay and activities

Check-in and check-out times, the maximum number of guests, the pets policy and sauna and equipment safety instructions are provided for each cottage and activity. Please treat the cottages, the equipment and the surrounding nature with care.

6. Activities and liability

Outdoor activities such as kayaking, cycling, the adventure park and skiing carry inherent risks; you take part at your own responsibility and must follow the safety instructions given. To the extent permitted by mandatory Finnish law, we are not liable for indirect or consequential loss. Nothing in these terms limits liability that cannot be limited by law.

7. Force majeure

We are not responsible for failure to perform due to events beyond our reasonable control, such as extreme weather, natural events, power or network outages, or authority decisions.

8. Governing law and disputes

These terms are governed by Finnish law. If a dispute cannot be settled between us, a consumer may refer it to the Finnish Consumer Disputes Board (kuluttajariita.fi) or use the EU Online Dispute Resolution platform. First contact the Consumer Advisory Service (kuluttajaneuvonta.fi).
